Great Mall of Las Vegas Includes Las Vegas Condos

Great Mall Of Las VegasGreat Mall of Las Vegas with Las Vegas condos, 1.6 million-square-foot, planned for the Centennial Hills area in northwest Las Vegas is designed as a “hybrid” mall with both outdoor and indoor retail components, architect Howard Perlman said.

The indoor portion is three stories, with anchor tenants at each end and three levels of shops, all in an air-conditioned environment for hard-core shoppers who easily spend eight hours in a mall, he said.

The outdoor “lifestyle” component is similar to The District at Green Valley Ranch, developed by American Nevada Co., Perlman said. It will have a mix of entertainment and retail with 900 Las Vegas condominium units on top. Maximum height for the two Las Vegas condo towers is 200 feet.

Great Mall of Las Vegas sited on a nearly 50-acre parcel at the intersection of Deer Springs Way and Grand Montecito Parkway, the Great Mall will sit within the city’s master-planned Town Center community. This commercial project is also east of the master-planned community of Providence. The 1.2 million-square-foot, three-story mall component will include 100,000 square feet of office space. The property will also feature an enclosed park and a small, open-air lifestyle component with ground-level retail topped by 100 additional residences. The entire project, discounting the Las Vegas condo towers, will consist of an aggregate of 1.6 million square feet. This mall will be somewhat similar to the Fashion Show Mall in Las Vegas NV with over 2 million square feet of retail space.

The Great Mall of Las Vegas plan includes retail, offices, a food court, theaters, common areas and enclosed park.

“It’s hard to compete with retail on the Las Vegas Strip, but as far as neighborhood malls, this will be one of the best in the country. It’ll have some national and international retailers,” Perlman said.

Perlman Design Group has been working on the Great Mall of Las Vegas design for a couple of years.

The project is being developed by Triple Five Nevada, the commercial real estate builder of Boca Park at Charleston and Rampart boulevards.

“Malls are really at the mercy of their anchors,” Perlman said. “That’s where it’s at. The owners have been working with them for a long time.”

 

David Ghermazian of Triple Five said it will take about a year to finish construction drawings and begin grading the commercial real estate site. 

In the meantime, Triple Five is working on its portion of Montecito Town Center Las Vegas, as stipulated by City Council when the Las Vegas mall was approved.

Triple Five purchased 65 acres from Montecito Cos. in July 2004 and originally projected the mall would be completed in 2007.

The Great Mall of Las Vegas would be the first enclosed Las Vegas mall built in the valley since 1995, when the Galleria at Sunset mall opened in Henderson, Nevada.

With construction on target to begin in early 2008, the mall is scheduled to open to visitors in 2009 or 2010, while the Las Vegas condo residences could be ready for occupancy as early as late 2011.
