Inspirada Town Center Real Estate In Las Vegas Gets Approval By City

Click Here For The Wall Street JournalInspirada Town Center real estate by Focus Property Group and the City Henderson, Nevada have agreed on the 300 acre urban core development of the 2,000 acre Las Vegas master plan community in southwest Las Vegas Valley.

Inspirada Town Center will include a casino resort, central park and a walkable town center. It will also include up to 700,000 square feet of retail and 5,000 Las Vegas homes. Most of the residential will be in a couple of mid rise buildings that will include retail on the main floor. Town Center will also include two 200 foot high rise condos. Municipal and civic buildings will be included, too.

Focus Property Group purchased Inspirada for $557 million in June 2004 by a federal land auction. The company is a land developer creating the master plan.

The roads and infrastructure are currently under construction along with a connecting road to Interstate 15. Negotiations are happening for a retail site and three of the mid rise homes.

Because of the close proximity to Anthem real estate by Del Webb, retail development has started early. This is due to the fact that is close to the master plan and Anthem doesn’t have enough retail. The first residential development and retail will be operational in about three years.

Both Santana Row in San Jose, CA mixed use development, and the District at Green Vally Ranch in Henderson real estate, are similar to the mixed use development of Inspirada Town Center. These projects showcase street level retail shops and restaurants along with office space and residential above the commercial space.

There will be 1,700 acres of bicycle paths, walking trails and single family homes in Inspirada. Inspirada Las Vegas will include 13,500 homes within seven villages. The first community center with a pool and park are near completion.
